Launch of £15million housing scheme signals bright future for North Solihull
(2nd April 2007)
Chapel Walk in Chelmsley Wood will be launched to the public this Thursday 5th April. Featuring 85 new houses and apartments, this high quality residential scheme has already notched up 150 pre-launch enquiries from prospective purchasers.
The scheme is being developed by Bellway Homes, one of the four partners in the North Solihull Partnership, which is responsible for delivering the £1.8bn Regenerating North Solihull programme. With all but a handful of newly completed homes now sold at Alcott Grove - the first phase of new housing for North Solihull - there are high expectations for the launch of Chapel Walk, which represents the largest single investment in housing within the regeneration area for over 30 years.
The first release will comprise three bedroom houses priced from £175,000 and four bedroom homes priced from £190,500, up to £239,995. The Chapel Walk properties are being marketed from an on-site marketing suite, which is located off Chapelhouse Road, next to the £28million Grace Academy. The marketing suite will be open daily from 10am – 5pm.
Stefan Briddon, director of Bellway Homes said: "The launch of Chapel Walk is an exciting chapter for the regeneration of North Solihull. Over 80 per cent of buyers at nearby Alcott Grove - also in Chelmsley Wood - have been from the local area, which is a clear demonstration of the desire and need for new, high quality housing to be built here.
"When North Solihull was designed in the mid 1960's, it incorporated very little housing choice. The fact that both of the new housing schemes incorporate four bedroom family homes is in direct response to the high demand from local people who want to stay in the area, but need a large home to cater for the size of their family.
"With the cost of the new three and four bedroom homes priced from only £175,000, we expect demand to be exceptionally high. Whilst we believe these houses represent the best value for money for any new residential scheme across the West Midlands, what will make owning a new home at Chapel Walk even more attractive is the amount of investment being ploughed into the wider community. Chelmsley Wood town centre, which is within walking distance, is undergoing a £60million revamp, whilst five new village centres, 10 new primary schools, and considerable investment in infrastructure improvements are also scheduled to take place before 2020."
Future availability at Chapel Walk will include apartments that will be targeted at key workers and first time buyers, with help towards the cost of purchasing offered by government backed housing organisation English Partnerships.
The homes at Chapel Walk are architecturally designed and constructed to the highest quality. In total the scheme will comprise 61 three and four bedroom houses and 24 apartments, constructed across a five-acre site. The site used to be occupied by Whitesmore Secondary School, which was closed following the opening of the neighbouring state-of-the-art Grace Academy in September 2006.
The 85 new homes will be complemented by significant improvements to the Chapelhouse recreation ground, including new play equipment for younger children and a new multi-use games area for older children and the community as a whole. A planning application for the £150,000 upgrade to the recreation ground has been submitted to Solihull Council.
Janet Bradbury, Chief Executive of the North Solihull Partnership commented: "The fact that 150 potential purchasers have already registered their interest in Chapel Walk at this pre-launch stage, demonstrates the need for momentum to be kept high in North Solihull's physical regeneration programme.
"In order to continue to meet demand, we are due to launch a third residential scheme later this spring, whilst a further three planning applications for additional housing schemes are currently being processed. And, we are also making good progress with many other aspects of the Regenerating North Solihull project; construction of the new Kingshurst Primary School is well underway and planning applications have been submitted for the first two new village centres."
