Launch of Merstone Grange signifies hat trick of new homes developments in North Solihull

(13th June 2007)

Following the relocation of Merstone Special Schoolto a state of the art facility in Smith's Wood, this prime site off Exeter Drive is now being redeveloped as part of the £1.8bn Regenerating North Solihull project, which will see a total of 8,000 new homes built in the area by 2020. The launch of Merstone Grange follows hot on the heels of the launch of Chapel Walk in Fordbridge and the completion of the build programme for Alcott Grove in Chelmsley Wood.

Merstone Grange will comprise 20 high quality houses and two apartments, with prices starting from just £155,995 for a three-bedroom terrace property. The first Merstone Grange occupants will be moving into their new homes in July, and the whole development should be completed by the end of the year.

Stefan Briddon, director of Bellway Homes – a partner within the North Solihull Partnership – said: "Merstone Grange is the latest phase of the Regenerating North Solihull project and it has proved fantastically popular with prospective buyers, especially those already living in the local area.

"North Solihullis going to be significantly improved over the next fifteen years, but the links with the past will be kept, for example we have retained Merstone in the site name as local people requested, and worked closely with the community to deliver a scheme everyone was happy with.

"The Merstone Grange properties are well priced homes in a superb location. First time buyers have been surprised to find out what they can afford in this prime position, and families love the fact there are so many local amenities within walking distance. With the first phase already sold prior to the official launch, we expect the remaining homes to be snapped up quickly. Anyone who is interested in living at Merstone Grange should get in touch now to avoid disappointment."

Merstone Grange's location benefits from being within easy reach of Chelmsley Wood town centre, which is undergoing a £60million revamp. The scheme is also within walking distance of Marston Green village centre, which offers traditional shops, such as a local butchers, hairdressers, estate agents, independent florist, as well as Marston Green train station.

As well as the three-bedroom terrace Sutton homes priced at £155,995, Merstone Grange also has the Sutton Plus - a three-bedroom semi - for £164,995 and the Desford four-bedroom detached home for £241,995. All properties have a single garage.

Stephen Rose, Sales Director for Bellway Homes West Midlands added: "Merstone Grange is located within one of the most desirable areas within the North Solihull regeneration area, as it is so close to Marston Green, where property prices are at a premium. However, the value for money offered here, and the quality of the specification is clearly drawing in the buyers, who are all prepared to buy at this off-plan stage."

Elsewhere in North Solihull, work is at the half way stage for the new Kingshurst Primary School, the first of 10 new primary schools for the area, which is being built on the site of the current merging Kingshurst Infant and Junior schools.

The £1.8bn Regenerating North Solihull programme also includes five village centres, the first two of which - Craig Croft in Chelmsley Wood and Arran Wayin Smith's Wood - are working their way through the planning process. New bus routes and road improvements are also planned for the 15-year project, along with the creation of safe, open public spaces. And, underpinning the entire regeneration programme is the desire to create better access to jobs, training and economic prosperity for every sector of the community.

The sales office for Merstone Grange is located at sister Bellway scheme, Alcott Grove, off Winchester Drive in Chelmsley Wood. It is open from Thursday until Monday, 10am-5pm, telephone 0121 788 2736.
