Small prices on big houses at Burton's Farm Park in North Solihull

Bellway Homes has announced two lucrative new packages on its remaining four-bedroom properties at the hugely popular Burton's Farm Park in North Solihull.

The two new incentive schemes offer potential homebuyers thousands of pounds in savings, meaning those looking for a large family property can get a lot more home for their money.  The homes at Burton's Farm Park, off Tamar Drive in Smith's Wood already offer some of the best value in the region, while the new 'Family' and 'Detached' incentives provide more reasons to be a part of North Solihull's bright future.

Launched in November, Burton's Farm Park's generously-sized modern detached and semi-detached properties form the centrepiece of the new development.  In total, there are 65 houses and apartments currently under construction, which are the first new homes in Smith's Wood for well over a decade - one of three wards within the area covered by the £1.8bn Regenerating North Solihull project.

The detached four-bedroom Kensington, priced at £239,000, now provides homebuyers with a huge saving of £15,090 with the new incentive scheme as Ben Wright, director of Bellway South Midlands explained: "The new incentive package comes in four main parts, making it even easier for those looking to own a large family home at this popular development.

"Firstly, buyers are only expected to put down a nominal £99 reservation fee while a five per cent deposit will be contributed by Bellway, saving the purchaser £11,950.  In addition, stamp duty totalling £2,271 will be paid, along with a £750 allowance towards the homebuyers fees.

"These four factors make securing a plot at Burton's Farm Park easier than ever before and represents a fantastic opportunity for a growing family to move into a modern, spacious family home that may have previously been beyond their expectations."

The semi-detached Kentmere property is priced at £193,000 and features the same incentives as the Kensington.  The four-bedroom home is available with a total saving of £12,330, again with £99 reservation fee, five per cent deposit paid, stamp duty paid and a £750 fee allowance.

Specification features for the new homes include contemporary kitchens with integrated appliances. For early bird buyers, Bellway is offering a choice of kitchen doors, worktops and wall tiles. Designer bathrooms feature white sanitaryware and shaving points, while TV and telephone points are fitted to living rooms and master bedrooms. Both designs benefit from gas central heating and dedicated garage and private driveway.

Burton's Farm Park is located off Tamar Drive, within easy walking distance of the proposed North Arran Way Village Centre in Smith's Wood, which has already received outline planning permission for £20million of new shopping and community facilities.

The North Solihull Partnership, which consists of Solihull Council, regeneration specialist Inpartnership, Whitefriars Housing Group and housebuilder Bellway, reports that the early success of Burton's Farm Park can be attributed to the excitement surrounding the new Village Centre, along with the quality and craftsmanship of the new homes.

The Regenerating North Solihull project aims to transform the 1,000 acre area covered by Smith's Wood, Chelmsley Wood and Kingshurst & Fordbridge, by providing quality homes and improving the local environment and community facilities. New bus routes and road improvements are also planned for the 15-year project, along with the creation of safe, open public spaces. And, underpinning the entire regeneration programme is the desire to create better access to jobs, training and economic prosperity for every sector of the community.
